Note: Services not listed below will be identified as extra/additional service which will be subject to a charge/fee ($20.00 minimum; $20/hour).

  • Complete walk through;
    • Every room and garage
    • Doors, windows and gates
    • Wall/ceiling for discoloration, mold, leaks
    • Pest infestations (live)
    • Verify thermostat setting (set by owner)
    • Appliances
    • Appearance of yard and plants
  • Irrigation system (operable)
  • Pool (observations only)
  • Remove & discard trash, flyers, mail, phone books, newspapers
  • Turn on/off water supply
    • Run faucets, toilets to insure gases do not enter the home
  • Immediate notification of issues when identified
  • Every visit will include a report and photographs (if necessary).
    • These reports will be provided by text or email.

Interior & Exterior Visual Check description;

  1. Complete walk through of every room including the garage
    1. I will walk through and report abnormalities concerning the floors, walls, windows, and ceiling.
  2.  Doors, windows and gates
    1. I will visually and physically check all doors, windows and gates to insure they are secure.
  3. Wall/ceiling for discoloration
    1. During our walk through I will report signs of possible leaks, cracks, wall/ceiling discoloration and/or mold due to water/humidity issues.
  4. Pest infestations
    1. During the walk through I will report signs of possible pests and notify you if I see signs of active pests’ infestation (live); which will include living and home exterior parameters / foundation. It is common to see pest that are deceased which signifies the extermination efforts is working.
  5. Verify thermostat setting
    1. I will report any abnormalities with the thermostat/heat/cooling system, and will verify, during the first visit, the desired temperature was set by the owner.
  6. Appliance malfunction
    1. I will report if the refrigerator is not running, if owner should leave the refrigerator running.
  7. Yard and plants
    1. I will walk the entire parameter of the lot looking at the overall visual appearance of the yard. I will also report any issues discovered; e.g. condition of the lawn ornaments, and overall visual appearance/condition of the plants. Yard must be treated to control weeds (pre-emergent) and regular visitation by the landscaper to verify and insure plant health.
  8. Irrigation system
    1. I will report should I see signs that the irrigation timer is not operable, irrigation drips/lines for leaks, condition of the lawn ornaments, and overall appearance of the plants. The desired programming is the responsibility of the owner.
  9. Pool
    1. I will report, should I see abnormalities, to the overall appearance of the pool equipment, pool water, and deck.
  10. Remove & discard trash, flyers, mail, phone books, newspapers
    1. I will remove any trash, unsolicited flyers, mail, phone books, and newspapers from the property to insure the home continues to look occupied.
  11. Turn on and off water supply
    1. I will turn on the main water supply in order to run all the faucets and toilets to insure traps are full to prevent gases from entering the home. The main water supply will be turned off once this procedure is completed.
  12. Immediate notification of issues when identified
    1. If an abnormality/problem/issue is discovered the owner will be notified within eight (8) hours of the discovery. If the issue is considered an emergency the owner will be notified within the hour. An emergency is damage to the structure that will result in additional damage and/or categorized as a security issues.
  13. Every visit will include a report and photographs (via text only).
    1. An invoice that will include the service provided, “Interior & Exterior Visual Check Checklist”, and may include any other services requested and jointly agreed upon by the home owner and myself. The invoice and report will be provided via email, and photo(s) if required will be provided via text.
