Owner’s Responsibilities

  • Receive a basic instruction guide from the homeowner in cases of emergency
  • Provide relevant phone/fax numbers, keys, gate pass, electronic lock code, etc.
  • Sign and date the “Hold Harmless Agreement
  • Provide clear written instructions for those items identified as “additional services”. Extra charges will be added for additional services
  • Pay in advance, monthly payments, or mail payment within 10 days after receiving invoice.
  • Contact and provide payments to contractors, pool services, lawn care services, landscapers, Heat & Air, Exterminator, etc.
  • Treat yard (pre-emergent) to control weed infestation which occurs during monsoon season
  • Replace/update all devices which require batteries, includes but not limited to smoke/carbon detectors, garage door opener, keyless entry, irrigation controller
  • Verify irrigation is working properly, inspected for leaks, check emitters/sprinkler heads, and time/duration (programming) is adequate for the summer months
  • Regular checks are conducted by the landscapers to insure plant health
  • Exterminator: home treated on a regular basis to address and control pest
  • Check with your insurance company because it is likely they would prefer you to have someone watch your home on a regular basis while away from home. A professional home watch/check company is preferable, with a system to make a thorough reports of issues after a home visit. Why is this important? A home that is not properly tended to may not have the insurance coverage it needs in an event of a large loss.
